What policy proposals - if any - do you have to protect Colorado homeowners from the abusive, fraudulent, predatory, and criminal business practices of the H.O.A. industry special interests that govern half of this state's population ?

note : I don't live in your district, so you don't have to care about what I think. Hell, even my own elected representatives didn't care (including my Congress Critter; I forget his name, but I hear he's the Governor now). But I did grow up (or at least older) in Arvada, and my H.O.A.-burdened property (which I no longer own) was in Westminster.

Hi Robert, I don’t have defined policy proposals related to HOAs so I’d be happy to hear ideas. Here is a local activist’s endorsement video of me - she chose to focus her policy aspirations on this topic of HOAs: https://youtu.be/uH4SplukkQQ

Then today is your lucky day, because I already have written a draft of "A Man's Home Is His Castle Colorado Homeowners Protection Act" available here on Substack.

02. Small Claims Court

https://homeowners.substack.com/p/small-claims-big-idea

- - Require H.O.A. litigation to be filed in Small Claims Court, to remove the perverse incentives of the H.O.A. attorneys that drive much of the dysfunction in H.O.A.-burdened communities.

03. Boundaries of H.O.A. Rules

https://homeowners.substack.com/p/a-mans-home-is-his-castle

- - Limit the authority and power of H.O.A. corporations to that which is only necessary to manage and maintain common property.

04. Ban H.O.A. Fines

https://homeowners.substack.com/p/ban-hoa-fines

- - Self-explanatory. This would ensure an equity of legal remedies between individual homeowners and H.O.A. corporations.

05. Attorney General's consumer protection division

• in progress

- - Move the homeowner complaint functions from the worse-than-useless H.O.A. Information and Resource Center to the Attorney General's consumer protection division. The Attorney General's consumer protection division is much better suited to protect consumers of H.O.A.-burdened housing than the captured and compromised and conflicted-of-interest Division of Real Estate is.

01. Legislative Declaration

https://homeowners.substack.com/p/legislative-declaration

- - Self-explanatory, but still needs work.

I will be happy to answer any questions you may have.
